Welcome to ScoutEase (accessible at https://scoutease.com). By accessing, browsing, or using our website, rent-splitting calculators, and utility cost estimation tools (collectively, the “Services”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use our site.


1. Scope of Service & Non-Brokerage Notice

ScoutEase provides digital calculation tools designed to help roommates and household members calculate rent splits, estimate shared living expenses, and project average local utility baseline costs across Canadian municipalities.

ScoutEase is an independent software platform. We are NOT:

  • A licensed real estate brokerage, property management firm, or landlord.
  • A licensed insurance agency, broker, or underwriter.
  • A regulated energy marketer, utility distributor, or telecommunications provider.

ScoutEase does not execute lease agreements, collect rental payments, issue insurance policies, or enter into utility service contracts on behalf of users.


2. Informational Estimates & Calculation Disclaimer

All figures generated by ScoutEase—including room rent proportions, utility baseline rates, water tariffs, home internet packages, and tenant insurance figures—are provided strictly for informational, educational, and planning purposes.

  • Utility & Expense Baselines: Projections are calculated using historical open-government datasets (including Open Data Alberta, City of Toronto, City of Calgary, City of Edmonton, City of Vancouver, Ville de Montréal, and Statistics Canada), regulatory filings, and general mathematical models.
  • No Guarantee: Actual utility bills, distribution fees, and insurance quotes depend on property efficiency, seasonal weather, individual lifestyle habits, and third-party provider pricing. ScoutEase makes no guarantees or representations regarding the exactness of future bills.

3. Limitation of Liability & Roommate Disputes

To the fullest extent permitted by applicable law in Canada (including provincial Consumer Protection Acts):

  1. No Liability for Household Disputes: ScoutEase accepts zero responsibility or liability for lease disputes, unpaid rent, missed utility bills, or financial disagreements between roommates, landlords, or third-party service providers resulting from calculations performed on this site.
  2. “As-Is” Service: ScoutEase provides all tools and content on an “AS IS” and “AS AVAILABLE” basis without warranties of any kind, express or implied.
  3. Indirect Damages: ScoutEase, its owners, and operators shall not be held liable for any direct, indirect, incidental, or consequential damages resulting from your reliance on site estimates or third-party offer cards.

4. Third-Party Links & Affiliate Relationships

ScoutEase displays contextual advertisements, sponsored recommendation cards, and affiliate referral links for third-party companies (including tenant insurance providers, energy marketers, moving services, and internet service providers).

  • Clicking these links directs you off ScoutEase to third-party domains governed by their own terms and privacy policies.
  • In accordance with the Canadian Competition Act and Competition Bureau guidelines, ScoutEase explicitly discloses that we may receive financial compensation, referral fees, or commission when you apply for or purchase products through affiliate links on our site.
  • ScoutEase does not endorse, guarantee, or control the quality, safety, or legality of third-party products or services.

5. Intellectual Property

All software code, user interface designs, logos, text, and proprietary calculation logic on scoutease.com are the exclusive intellectual property of ScoutEase and protected by Canadian and international copyright and trademark laws.


6. Privacy & Data Handling

Your privacy is important to us. ScoutEase operates in compliance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and Quebec’s Law 25. Calculation inputs (such as rent amounts or roommate counts) are processed client-side or stored temporarily in your local browser storage. 7. Open Data Attribution

Calculations incorporate public datasets licensed under the Open Government License – Canada, Open Government License – Alberta, and respective municipal open data frameworks (including Toronto, Calgary, Edmonton, Vancouver, and Montreal).


8. Governing Law

These Terms are governed by and construed in accordance with the laws of the Province of Alberta and the federal laws of Canada applicable therein.
